Business Model

With real estate expertise as its core competency, we have created a unique business model that combines the Leasing Business,
which focuses on apartment leasing, management, and construction subcontracting.

Sales by Segment

Leasing business, the main business, consists more than 90% of sales

  • Leasing Business

    We are mainly engaged in leasing and management of leased apartments and other properties through master-lease contracts as well as maintenance work of apartments and others, various rental-related services, broadband services, and construction subcontracting of mainly apartments.

  • Elderly Care Business

    In response to Japan's aging society, we operate group homes, day-care services, short-stay services, and fee-based nursing homes that are closely linked to local communities, and also provide services such as visiting care and in-home nursing care support.

  • Other Businesses

    In Guam, we have Leopalace Resort Guam which runs golf courses, a hotel, and other facilities. We plan to sell the property as soon as possible based on our policy of transferring or withdrawing from non-core and unprofitable businesses.

Financial Results

Aiming to stabilize earnings by continuing structural reforms.

We shifted its business model to center on the Leasing Business after the global financial crisis. With construction defects problem revealed in FY2018 and another blow by COVID-19 impact starting from FY2020, implementing continuous structural reforms turned operating profit in FY2021.

Market Share

Japan's Largest Landlord

According to the 2018 Housing and Land Survey (Statistics Bureau of Japan), of the approximately 19 million houses for rent throughout Japan, approximately 5.44 million have 29 m2 of floor space or less, which is equivalent to the apartments that account for the Company's main business. We could be referred to as Japan's largest private landlord, being the only company offering approximately 550 thousand rooms.
