Ever since its establishment in 1973, Leopalace21 has pioneered numerous industry-first initiatives
and addressed a variety of housing-related challenges and needs.
With real estate expertise as its core competency, we have created a unique business model that combines the Leasing Business,
which focuses on apartment leasing, management, and construction subcontracting.
Leasing Business
We are mainly engaged in leasing and management of leased apartments and other properties through master-lease contracts as well as maintenance work of apartments and others, various rental-related services, broadband services, and construction subcontracting of mainly apartments.
Elderly Care Business
In response to Japan's hyper-aged society, we operate group homes, day-care services, short-stay services, and fee-based nursing homes that are closely linked to local communities, and also provide services such as visiting care and in-home nursing care support.
Other Businesses
In Guam, we have Leopalace Resort Guam which runs golf courses, a hotel, and other facilities. We plan to sell the property as soon as possible based on our policy of transferring or withdrawing from non-core and unprofitable businesses.
We shifted its business model to center on the Leasing Business after the global financial crisis. With construction defects problem revealed in FY2018 and another blow by COVID-19 impact starting from FY2020, implementing continuous structural reforms turned operating profit in FY2021.
According to the 2023 Housing and Land Survey (Statistics Bureau, Ministry of Internal Affairs and Communications), of the total 19 million rental housing units in Japan, approximately 5.87 million rental units are estimated to be 29 m2 or smaller, which is about the same size as our mainstay apartments.
We estimate our share of units in the category (rental housing units of 29 m2 or smaller) is approximately 9.2% (540,000 units/5.87 million units = 9.2%).
We aim to realize our Vision by constantly re-evaluating our purpose
and embracing our Credo (guiding principles) as we take on daily challenges.
We are also working to resolve social issues through provision of housing.
Based on our sustainability vision: we go on contributing to society today and in the future
through creating new value and imagineering joyful living. We promote sustainability activities
in line with the five basic policies on sustainability.
